The following setback modifications are permitted:

A. When a lot in an area zoned Single-Family Residential is located between lots having nonconforming front yard setbacks, the required front yard setback for such lot may be the average of the two nonconforming setbacks or 60 percent of the required street setback, whichever results in the greater street setback. Setbacks on adjacent lots shall be shown on the site plan for the building proposing the modification.

B. Deviations from standard setbacks are permitted for unit lot subdivisions pursuant to the provisions of SMC 14.215.125. (Ord. 2240, 2012; Ord. 2296, 2016; Ord. 2456, 2022)
