Critical area reports may rely upon, without duplication of effort, valid previous studies prepared for the site, taking into account any change in the site, the proposed development, or the surrounding area provided the previous studies have been reviewed by a qualified wetland professional and determined to be still valid or to reverify the study. The Planning Director, based on the qualified wetland professional’s determination and the City’s professional wetland consultant, may require an updated study or new delineation and assessment be made.
